§ 32-59. Lots.

  • (a)

    Lot size. On the basis of the district in which they lie and the use to which they are to be put:

    (1)

    No building shall be constructed on any lot of less than 5,250 square feet.

    (2)

    The width of the lot shall not be less than 50 feet at the front building line, nor shall its average width be less than 50 feet.

    (3)

    The average depth of the lot shall not be less than 105 feet, except that a corner lot having a minimum width of not less than 80 feet may have an average depth of less than 105 feet, provided that the minimum depth is not less than 90 feet.

    (b)

    Lots on drainage easements. Minimum usable lot depths for lots backing on natural drainage easements shall not be less than 80 feet measured between front lot line and drainage easement.

    (c)

    Lot width. The lot width is the average of the front and rear lot dimensions.

    (d)

    Lot shape. Lots should be rectangular insofar as practicable. Sharp angles between lot lines should be avoided. The ratio of depth to width should not ordinarily exceed 2½:1.

    (e)

    Lot lines. Side lot lines should be perpendicular or radial to street frontage and the following note may be used in lieu of bearings: "All side lot lines are either perpendicular or radial to street frontage unless otherwise noted."

    (f)

    Lot facing.

    (1)

    Street frontage. Each lot shall be provided with adequate access to an existing or proposed public street by frontage on such street.

    (2)

    Double front. Double front lots are prohibited except when backing on major thoroughfares.

    (3)

    Front facing. Wherever feasible, each lot should face the front of a similar lot across the street. In general, an arrangement placing adjacent lots at right angles to each other should be avoided.

    (g)

    Lot numbering. All lots are to be numbered consecutively within each block. Lot numbering may be cumulative throughout the subdivision if the numbering continues from block to block in a uniform manner that has been approved on an overall preliminary plat.

    (h)

    Driveway restrictions. Rear and side driveway access to major thoroughfares shall be prohibited.
